Yes. It is not necessary to have citizenship or residency to buy a property in Italy.

No. Foreigners without citizenship are also permitted to purchase properties in Italy.

Yes. The entire process can be completed remotely through professional advisory and a public power of attorney.

Valid passport, CPF (Brazilian tax ID), proof of residence, and a power of attorney (if not present). Documents must be translated and legalized.

It is possible to transfer funds through banks, exchange houses, or specialized online platforms (such as Wise, Remessa Online, Western Union). The ideal approach is to use channels that offer transparent exchange rates, competitive fees, and compliance with Central Bank and Federal Revenue regulations. For large amounts, it is recommended to proceed via bank transfer with an official declaration (CC5) and registration in the Income Tax return.

These include registration tax (2% or 9%), notary fees, real estate commission, and potential VAT (on new properties).

Foreigners can obtain financing in Italy, but banks require solid guarantees, a down payment of at least 50%, and impose a minimum property value (the property must be at least 90,000 euros) and a maximum loan amount, which may vary depending on the bank and the region. Not all banks offer financing to non-resident foreigners.

These programs are offered by some small towns. They involve a commitment to renovation and may carry additional costs.

If you choose to rent out the property (such as via Airbnb), it is common to hire a management company that charges between 25% and 30% of the revenue. Additionally, there are costs for cleaning, maintenance, and income taxes (if profit is declared in Italy).

If the property generates income (such as rent), the income tax for non-residents is 23%. Deductible expenses may reduce this percentage.

If you sell the property for a profit, capital gains tax (plusvalenza) may apply. The rate can reach 26%, applied to the difference between the purchase and sale price. It is possible to be exempt from this tax if the property was used as a primary residence for more than 5 years.

Without a will, legal heirs are identified and the transfer process is carried out with the assistance of an Italian notary. For values up to 1 million euros, there is no inheritance tax for the spouse and direct descendants.

Sworn translation into Italian is required and, in some cases, an apostille certification at a notary office.
